A calculator laid out like a net sheet

Enter the sale price and work down the page. Each section matches what shows up on a closing statement, so nothing gets left off.

  • Property: address, sale price, state, and closing date.
  • Existing loans: first mortgage, second mortgage, and HELOC payoff.
  • Commission as a percentage of the sale price.
  • Closing costs: title insurance, escrow, recording, and transfer tax.
  • Property costs: property taxes, HOA dues and transfer fees, home warranty.
  • Repairs and credits, plus your own custom fees.

Transfer tax filled in for your state

Pick the state and NetSheet applies its transfer tax rate. Rates are built in for all 50 states. Florida goes down to the county, since the rate there depends on where the property is.

You can still type over any figure when a local fee or a negotiated split changes the number.

A PDF with your name on it

Professional

Every plan downloads the net sheet as a PDF. On the free plan the PDF carries a small NetSheet watermark.

On Professional and Agency, upload your logo, write your own footer text (license number, office address, a disclaimer), and the watermark is removed.
