What it does
You enter the sale price, the loans being paid off, the commission, and the closing costs. NetSheet fills in the transfer tax for the state and adds everything up, so you can see the estimated net to the seller line by line.
From there you can save the sheet, download it as a PDF, and on paid plans put your own logo on it or email it to your seller from NetSheet. It runs in the browser on a laptop or a phone.
Who it is for
Listing agents who want a clear net sheet at the listing appointment and an updated one when an offer arrives. Teams that send a lot of sheets can use the Agency plan to send them and track replies from one place.
Homeowners can use the calculator too, to get a rough idea before talking to an agent.
What it is not
A net sheet is an estimate. It is not a closing statement, and it is not legal, tax, or financial advice. The final numbers come from the title or escrow company handling the sale.
