Not tied to one title company

Most net sheet apps agents use come from title companies. They are good tools, but they are usually set up with one company's fees and offices,, and many title-company apps require sponsorship by a title rep.

NetSheet.org is independent. It works with any title or escrow company, in all 50 states and DC, and there is nothing for a rep to unlock. Which one to use when

At the listing appointment, open the calculator on your phone or tablet. Type the address, set the price you are discussing, and turn the screen toward the seller. Change the price or the commission and the net updates as you type.

At your desk, browsing listings, the Chrome extension saves the typing. Click it on the listing and the sheet opens with the price, HOA dues and taxes already filled in, ready to adjust for the offer.

When you are already in ChatGPT or Claude, preparing an email or a market update, ask the assistant for the net sheet there. It returns the line items and the net, and with an account it can save the sheet for you.

Signed in, all of them save to the same account, so a sheet started on your phone can be reopened and finished on your computer.
