Why title companies give agents net sheet tools
A net sheet is usually the first number a seller cares about: what they will walk away with. Title and escrow companies know their own fees better than anyone, so they have long handed agents net sheet calculators, apps and printed rate cards. It helps the agent at the listing appointment, and it keeps the title company in front of the agent when it is time to open escrow.

A note on title premiums
How much the title policy costs depends on the state's rules:
- States that set the rates. In Texas the Department of Insurance promulgates title premiums, so the owner's policy costs the same at every title company. A few other states, such as New Mexico and Florida, also set the premium.
- States where each underwriter files its rates, such as California, Oregon and Washington. Premiums vary by company, sometimes noticeably.
Escrow and settlement fees vary by company everywhere. NetSheet.org shows a typical figure for the county; the final quote comes from the title company handling the closing.
