Fidelity, Chicago Title and Ticor net sheet alternative
What Fidelity National Title, Chicago Title and Ticor Title offers agents for net sheets, where it fits, and a free net sheet that works in every state with any title or escrow company.
What Fidelity, Chicago Title and Ticor offers
Fidelity National Title, Chicago Title and Ticor Title are sister brands in the Fidelity National Financial family. Each has an agent app: FidelityAgent ONE, ChicagoAgent ONE and TicorAgent ONE. All three are published on the App Store by PalmAgent Software and describe themselves as city- and county-specific closing cost apps that produce seller net sheets and buyer estimates. The apps are free to download; ONE Premium is $0.99 a month or $9.99 a year after a 30-day trial, and the FidelityAgent ONE listing asks you to create an account.
On the web, local Chicago Title offices list a NetSellers Worksheet for seller proceeds and tell agents to contact their Chicago Title sales executive for it. The family's public National Rate Calculator (rates.fntg.com) estimates title and escrow charges in all 50 states and DC, but it is a fee calculator rather than a full net sheet with commission, payoffs and prorations.
| Tool | Official page | Access | What it covers |

Good to know before you use it
- Usually arranged through a rep or office. Many title-company apps are sponsored by a local title office and set up with that office's fees; ask your rep what applies to your account.
- One brand per app. FidelityAgent ONE shows Fidelity's fees, ChicagoAgent ONE shows Chicago Title's, and so on. If the deal is closing elsewhere, the fees may not match.
- Premium is a subscription. Small ($0.99 a month or $9.99 a year), but it is a separate account per app.
- The free web calculator covers fees, not the whole sheet. rates.fntg.com estimates title and escrow charges; you add the commission, payoffs and prorations yourself.
What NetSheet.org does differently
- Every state and DC. State, county and city transfer taxes, who customarily pays them, title and settlement customs, recording fees and prorations, filled in from the property's address.
- Any title or escrow company. NetSheet.org is independent. No title company sponsors or pays for your account, so there is no rep to unlock it and no office's fee schedule built in.
- No account to run a sheet. The calculator is free and works without signing up. A free account saves sheets and downloads the PDF.
- Seller and buyer sheets. Net to seller, or the buyer's cash to close with lender fees and prepaids.
- Your name on it. Professional ($10 a month) puts your logo on the PDF; Agency ($30 a month) adds emailing sheets from NetSheet.org and keeping track of client replies.
- Start from where you are. A Chrome extension turns a listing page into a net sheet, and the ChatGPT, Claude, Gemini and Grok connector makes one from a chat.
NetSheet.org's title premium and escrow fee are estimates of typical local charges. The closing title company's quote is the final word.
When to use theirs
When Fidelity National Title, Chicago Title or Ticor is closing the deal, their app or their escrow officer is the right source for the title and escrow fees, since those will be on the settlement statement. NetSheet.org works for every other situation: before the title company is picked, when your clients use a different company, in states where your sponsoring office does not work, or when you want a PDF with your own logo.
Title premiums work differently by state. In Texas, for example, the state sets the premium, so the owner's policy costs the same at every title company. In most states each underwriter files its own rates, so the premium can differ from company to company. Either way, the final quote comes from the closing title company.

Is there a free Fidelity, Chicago Title and Ticor net sheet calculator?
The FidelityAgent ONE, ChicagoAgent ONE and TicorAgent ONE apps are free to download, with ONE Premium at $0.99 a month or $9.99 a year after a 30-day trial. The free National Rate Calculator estimates title and escrow charges only. NetSheet.org's free calculator makes a full seller or buyer net sheet in any state, with no account.
Is there a Fidelity, Chicago Title and Ticor seller net sheet template?
These apps generate their own sheets rather than a blank template. If you want a spreadsheet you control, download NetSheet.org's free seller net sheet template (Excel, Google Sheets via import, and PDF). Or skip the typing with the free calculator, which fills in the county's taxes.
Is there a Chicago Title seller net sheet for Cook County?
Chicago Title's agent app and local offices serve the Chicago area; ask your Chicago Title sales executive which tool applies. NetSheet.org covers Cook County without an account: enter a Chicago address and the calculator adds the Illinois and Cook County transfer taxes and, inside the city, the Chicago transfer tax, split between buyer and seller the way they are customarily paid.
What is "Fidelity ONE"?
People often mean FidelityAgent ONE, the agent app published by PalmAgent Software with Fidelity National Title's closing costs. The same developer publishes ChicagoAgent ONE and TicorAgent ONE, and similar apps for other title companies.
Can I use NetSheet.org if Fidelity, Chicago Title and Ticor is closing the deal?
Yes. NetSheet.org works whichever title or escrow company closes. Use it for the early estimate and to compare offers, then confirm the title and escrow fees with the closing office, since the final figures come from the company handling the closing.
Is NetSheet.org affiliated with any title company?
No. NetSheet.org is independent. It is not a title or escrow company, and no title company pays for or sponsors your account.
