WFG net sheet alternative

What WFG National Title offers agents for net sheets, where it fits, and a free net sheet that works in every state with any title or escrow company.

Checked October 2026 against WFG's public pages.

What WFG offers

WFG National Title has a public Seller Net Sheet on its rate calculator site, rates.wfgnationaltitle.com. As of October 2026 its state list has 8 states (Arizona, California, Colorado, Nevada, New Mexico, Oregon, Texas and Washington), and you choose the county, the city and a WFG closing location before entering the price, payoffs, property taxes and commission.

In January 2026 WFG launched WFG Key, an app agents get through their WFG access, with seller net sheets, cash-to-close projections, multiple-offer comparisons and rent-versus-buy, in up to 15 languages. There is also an iPhone app named WFG Net Sheets, listed on the App Store by NewHomePage LLC, with buyer and seller net sheets and a $14.99-a-year premium tier.

Good to know before you use it

  • Coverage follows WFG's offices. The web Seller Net Sheet lists 8 western and southwestern states and asks you to pick a WFG closing location.
  • The newer app comes through WFG. WFG Key is distributed to agents through their WFG access.
  • Different products, different publishers. The WFG Net Sheets app is listed by a separate developer, NewHomePage LLC.

What NetSheet.org does differently

  • Every state and DC. State, county and city transfer taxes, who customarily pays them, title and settlement customs, recording fees and prorations, filled in from the property's address.
  • Any title or escrow company. NetSheet.org is independent. No title company sponsors or pays for your account, so there is no rep to unlock it and no office's fee schedule built in.
  • No account to run a sheet. The calculator is free and works without signing up. A free account saves sheets and downloads the PDF.
  • Seller and buyer sheets. Net to seller, or the buyer's cash to close with lender fees and prepaids.
  • Your name on it. Professional ($10 a month) puts your logo on the PDF; Agency ($30 a month) adds emailing sheets from NetSheet.org and keeping track of client replies.
  • Start from where you are. A Chrome extension turns a listing page into a net sheet, and the ChatGPT, Claude, Gemini and Grok connector makes one from a chat.

NetSheet.org's title premium and escrow fee are estimates of typical local charges. The closing title company's quote is the final word.

When to use theirs

When WFG is the title and escrow company on the deal, its own net sheet uses the fees that will be on the settlement statement, so start there. NetSheet.org is for everything else: states outside WFG's list, deals with a different title or escrow company, early estimates before one is chosen, and PDFs with your own logo.

Title premiums work differently by state. In Texas, for example, the state sets the premium, so the owner's policy costs the same at every title company. In most states each underwriter files its own rates, so the premium can differ from company to company. Either way, the final quote comes from the closing title company.

WFG net sheet questions

Is there a free WFG net sheet calculator?

WFG's web Seller Net Sheet was public with no login as of October 2026, for 8 states (AZ, CA, CO, NV, NM, OR, TX, WA). For other states, or for a deal closing with another company, NetSheet.org's free calculator covers all 50 states and DC with no account.

Is there a WFG seller net sheet template?

WFG's tools produce their own estimates rather than a blank template. NetSheet.org has a free seller net sheet template in Excel and PDF, and a free calculator that fills in the county's taxes for any title company.

Is there a WFG seller net sheet for Oregon or Washington?

Yes. Oregon and Washington are both on WFG's web Seller Net Sheet as of October 2026. NetSheet.org also covers both states county by county without an account: Washington's graduated real estate excise tax plus the local rate, and in Oregon, Washington County's transfer tax (Oregon has no statewide transfer tax). In both states title rates are filed by each underwriter, so ask the closing title company for the final premium.

What is WFG Key?

WFG Key is an app WFG National Title launched on January 14, 2026 for agents. HousingWire reported it covers seller net sheets, cash to close, multiple-offer comparisons, holding costs and rent-versus-buy, with output in up to 15 languages.

Can I use NetSheet.org if WFG is closing the deal?

Yes. NetSheet.org works whichever title or escrow company closes. Use it for the early estimate and to compare offers, then confirm the title and escrow fees with WFG, since the final figures come from the company handling the closing.

Is NetSheet.org affiliated with any title company?

No. NetSheet.org is independent. It is not a title or escrow company, and no title company pays for or sponsors your account.
