Old Republic net sheet alternative

What Old Republic Title offers agents for net sheets, where it fits, and a free net sheet that works in every state with any title or escrow company.

What Old Republic offers

Old Republic Title gives agents three ways to run a net sheet. The simplest is Online Netsheets on ortconline.com, a web form for seller, buyer and refinance estimates on 1–4 family homes. As of October 2026 its state list has 13 states: Arizona, California, Hawaii, Indiana, Missouri, New Mexico, Nevada, Ohio, Oklahoma, Oregon, Texas, Utah and Washington.

OR Navigator is Old Republic's app for iPhone and Android. Its page lists buyer, seller and refinance estimates and side-by-side comparisons of a seller's net proceeds for up to three scenarios. ORTouch is a farming and property-data tool that also includes netsheets; it asks you to sign up, and Old Republic's page says fees may apply and to contact an Old Republic sales representative for details.

Good to know before you use it

  • Coverage follows Old Republic's footprint. The Online Netsheets form lists 13 states. An agent in Florida, Georgia or New York, for example, would not find their state on it.
  • The apps depend on your area and account. OR Navigator's page says not all features are available in all areas, and ORTouch needs a sign-up.
  • The figures are Old Republic's. That is exactly right when Old Republic or one of its agents is closing the deal, and a reason to use their quote then.

What NetSheet.org does differently

  • Every state and DC. State, county and city transfer taxes, who customarily pays them, title and settlement customs, recording fees and prorations, filled in from the property's address.
  • Any title or escrow company. NetSheet.org is independent. No title company sponsors or pays for your account, so there is no rep to unlock it and no office's fee schedule built in.
  • No account to run a sheet. The calculator is free and works without signing up. A free account saves sheets and downloads the PDF.
  • Seller and buyer sheets. Net to seller, or the buyer's cash to close with lender fees and prepaids.
  • Your name on it. Professional ($10 a month) puts your logo on the PDF; Agency ($30 a month) adds emailing sheets from NetSheet.org and keeping track of client replies.
  • Start from where you are. A Chrome extension turns a listing page into a net sheet, and the ChatGPT, Claude, Gemini and Grok connector makes one from a chat.

NetSheet.org's title premium and escrow fee are estimates of typical local charges. The closing title company's quote is the final word.

When to use theirs

If Old Republic Title or one of its agents is handling the closing, ask them for the net sheet or run it in their tool: their escrow and title fees are the ones that will appear on the settlement statement. NetSheet.org is for the rest of the time: listing appointments before a title company is chosen, states outside their list, a quick check from your phone, or a PDF with your own branding.

Title premiums work differently by state. In Texas, for example, the state sets the premium, so the owner's policy costs the same at every title company. In most states each underwriter files its own rates, so the premium can differ from company to company. Either way, the final quote comes from the closing title company.

Old Republic net sheet questions

Is there a free Old Republic net sheet calculator?

Old Republic's Online Netsheets form on ortconline.com is free to use and showed no login as of October 2026, but it covers 13 states. NetSheet.org's free calculator covers all 50 states and DC and works with any title company, with no account needed.

Is there a Old Republic seller net sheet template?

Old Republic's tools produce their own estimates rather than a downloadable template. If you want a spreadsheet, NetSheet.org has a free seller net sheet template in Excel and PDF that works with any title company. If you'd rather not type the taxes in yourself, the free calculator fills them in for the county.

Is Republic Title of Texas part of Old Republic?

No. Republic Title of Texas is a different company: First American describes it as a wholly owned subsidiary of First American Title Insurance Company (First American). The names are similar, so check which company is handling your closing before you use either one's calculator.

Does Old Republic have an online net sheet for Texas?

Texas is one of the 13 states on Old Republic's Online Netsheets form as of October 2026. In Texas the title insurance premium is set by the state, so the owner's policy costs the same at every title company; escrow fees and other charges still vary. NetSheet.org covers all 254 Texas counties with the state's promulgated premium.

Can I use NetSheet.org if Old Republic is closing the deal?

Yes. NetSheet.org works whichever title or escrow company closes. Use it for the early estimate and to compare offers, then confirm the title and escrow fees with Old Republic, since the final figures come from the company handling the closing.

Is NetSheet.org affiliated with any title company?

No. NetSheet.org is independent. It is not a title or escrow company, and no title company pays for or sponsors your account.
