A net sheet from the listing you are looking at

The NetSheet browser extension reads the home on the page you have open (Realtor.com, Homes.com, Zillow, Redfin, a brokerage site) and opens the net sheet with the address, price, HOA dues and taxes filled in.

How it works

  1. Open a listing

    Any page for one home: Realtor.com, Homes.com, Zillow, Redfin, or a brokerage's own site.

  2. Click NetSheet

    The extension shows the address, price, HOA dues, taxes and property type it found. Fix anything that is off.

  3. Create the net sheet

    NetSheet.org opens in a new tab with everything filled in, and adds the transfer taxes and closing customs for that county.

It was checked against real listing pages on these sites, and it reads most other listing pages the same way.

  • Only the address? It looks the home up on Zillow

    When a page has the address but no price (an off-market home, a rental, a page that hides the price), leave the price empty. NetSheet looks the address up on Zillow and fills in the list price or estimate, HOA dues and property type.

  • Any page with an address

    If the wrong address comes up, or the page lists several homes, select the address on the page and click NetSheet again. You can also type it in.

  • Only when you click

    The extension reads a page only at the moment you click its icon, and only that tab. It has no access to your browsing otherwise and it changes nothing on the page.

  • With or without an account

    Signed in, the net sheet opens in your account, where you can save it, download the PDF with your logo and email it. Signed out, it opens in the free calculator.

Install it

  1. Download and unzip

    Download netsheet-extension.zip and open it. You get a folder named netsheet-extension; keep it somewhere it can stay, such as Documents.

  2. Open the extensions page

    In Chrome, type chrome://extensions in the address bar and press Enter. Turn on Developer mode at the top right.

  3. Load the folder

    Click Load unpacked and choose the netsheet-extension folder.

  4. Pin it

    Click the puzzle-piece icon in the toolbar, then the pin beside NetSheet. Open a listing and click the NetSheet icon.

Edge and Brave work the same way, from edge://extensions and brave://extensions.

Questions

Which sites does it work on?

It reads what listing pages have in common (the address in the title, the price beside it, labelled HOA dues and taxes), so it is not tied to one site. It was checked on Realtor.com, Homes.com, Zillow, Redfin, Trulia, Compass, Movoto and Coldwell Banker. On a page it cannot read, select the address and click NetSheet again, or type it.

What happens when the page has no price?

The net sheet opens with the address, and NetSheet looks that address up on Zillow for the list price or estimate, HOA dues and property type. If Zillow has no listing for it, type the price yourself.

What can the extension see?

Only the tab you are on, and only when you click the NetSheet icon. It reads the page's text to find the home, shows you what it found, and sends nothing anywhere until you press Create net sheet. Then it opens NetSheet.org with the address and figures, which are handled like anything you type into the calculator. See the privacy policy.

Are the figures right?

They are what the listing page shows, so check them against the listing and the contract. A net sheet is an estimate; the final figures come from the title or escrow company.

Does it work on a phone?

No. Phone browsers do not run extensions. On a phone, open the calculator and type the address; the Autofill button beside it fills the price from Zillow.
