Wyoming keeps sale prices private. Here is how to price your home anyway.
In most states you can look up what your neighbor's house sold for. In Wyoming you cannot. Here is why, and how sellers still land on the right price.
Is Wyoming a non-disclosure state?
Yes. Wyoming is one of about a dozen states that do not make home sale prices public. The deed is public. It shows who sold to whom. But the price is not on the public record.
Where does the sale price go?
When the deed is recorded, the buyer and seller must file a sworn statement of consideration. It lists the price and the terms. The county clerk will not record the deed without it.
The form goes to the county assessor, who uses it to set values for property tax. State law keeps it private. Here is the odd part: if you appeal your own assessment, you can see the sales the assessor used for your home, but only during the 30 days after assessment notices go out.
Why are online home values off in Wyoming?
Sites like Zillow guess values from public sales. In Wyoming they do not get most of those prices. So they lean on list prices, old tax values and trends. In a small town with few sales, that guess can miss by a lot, in either direction.
If a buyer waves a low online number at you, that is a good thing to know.
How do I price my house in Wyoming?
- Ask an agent for sold comps. Agents see sold prices in the MLS for homes sold through it. Ask for homes that sold in the last 6 months, close by, with a similar size and age.
- Get an appraisal if the home is unusual, like a ranch, a home on acreage, or a high-end home in Jackson. It costs a few hundred dollars and gives you a number you can show buyers.
- Read your assessment notice. Wyoming notices list the assessor's estimate of market value. It is built from the private sale data, so it is a useful check. It lags the market by a year or more.
- Watch list prices and days on market. Homes that sit for months were priced too high. Homes that go fast set the floor.
Then work back to what you keep
A price is only half the answer. What you walk away with is what matters. Once you have a price range, run a net sheet at the low, middle and high end. In Wyoming there is no transfer tax, so the gap between price and net is mostly commission, your loan payoff, and the property tax you owe the buyer.
On a $400,000 home with a 5% commission, Wyoming closing costs other than commission run about $1,784.
Does this help me as a seller?
In one way, yes. The next buyer cannot look up what you paid. That makes it harder for them to argue you are making "too much" on the sale. Your price is your own business.
Quick answers
Is Wyoming a non-disclosure state?
Yes. Wyoming does not make home sale prices public. The buyer and seller file a sworn statement of the price with the county, but by law the assessor keeps it private.
Can I look up what a house sold for in Wyoming?
Not in county records. The deed is public, but the price is not on it. A real estate agent can see sold prices in the MLS for homes sold through it, and an appraiser can too.
Are Zillow estimates accurate in Wyoming?
Less than in most states. Online estimates learn from public sale prices, and Wyoming does not publish them. Treat an online number as a rough start, not a price.
What is a statement of consideration in Wyoming?
It is a sworn form that goes with a deed when it is recorded. It lists the price and terms of the sale. The county uses it to set values for property tax. It is not public.
